Plans for a new neighbourhood in East Bristol with up to 1,600 homes have been unveiled. A brownfield site on Goodneston Road has been earmarked for development and would be transformed into Timber Mills, a new neighbourhood for Fishponds.
If approved, the Castel development would bring new properties, green spaces and community facilities. There would also be improved transport links.
Timber Mills is part of the wider Atlas Place Framework, supporting Bristol City Council ’s Local Plan. Residents, businesses, and community groups have been invited to help shape the proposals by attending upcoming community drop-in events or taking part in the online consultation.
Two public drop-in events will give people the chance to explore the vision for Timber Mills, meet the project team, and share their views. Simon Crocker, Property Manager at Castel, said: “We’re excited to launch this consultation and hear from the local community about how Timber Mills can contribute positively to the future of Fishponds and Hillfields.
“This is a fantastic opportunity to transform a well-connected brownfield site into a thriving, sustainable neighbourhood, and we want local people to help shape our plans. Our vision is to create a community where people can live, work, and relax, with excellent connections to Bristol city centre and beyond. We encourage everyone to get involved, share their views, and be part of this conversation.”

The consultation will highlight the key features of the Timber Mills development, including:
- Up to 1,600 energy-efficient homes of various sizes and styles, including affordable homes to help meet Bristol’s housing needs
- A central green spine, pocket parks, and biodiverse areas to enhance wildlife habitats and provide recreation spaces
- Improved pedestrian and cycling routes, connections to the Bristol and Bath Railway Path, and easy access to public transport, encouraging greener travel
- New spaces for shops, services, and facilities to support Fishponds’ growing population
The drop-in events will take place at Fishponds Old Library, Fishponds Road, on Friday, March 21 between 2pm and 7.30pm and Saturday, March 22, from 9.30am to 1.30pm.
