House prices have increased in Bristol over the last year, adding more than £6,000 to the cost of buying an average home.
The average cost of buying a house in Bristol was £356,000 in the 12 months to December 2024, according to the latest figures from the Land Registry. That’s 1.9% more than a year earlier, equivalent to an extra £6,600 on each house sold.
Meanwhile, average house prices in South Gloucestershire rose by an average of 5.3% to £339,000, and in North Somerset they increased by 1.2% to £309,000.
While each part of our region has seen prices increase, only South Gloucestershire has seen prices risen by more than the national average.
The average home in the UK was sold for £268,000 in the year to December 2024. That’s 4.6% higher than in 2023.

Similarly, according to a report released in January, house prices across the UK and in Bristol rose across 2024. Data from the House Price Index, written by property experts Zoopla, revealed that house prices in Bristol rose by 1.7 percent in 2024.
Zoopla said that the average house price in Bristol now sits at £341,800. Taking into account a 15 percent deposit, the average salary needed to buy a house in the city is £64,560.
Using this data, Bristol Live crunched the numbers and looked at various areas in Bristol – finding out the salary needed to live in each neighbourhood. The figures brought a stark contrast between particular areas; the average house price in Avonmouth was nearly £400,000 less than in Redland, for example.
Blackburn with Darwen was the property hotspot of 2024. The average home there cost £159,000 in 2024, which is one of the lowest of any council area in the UK.
However, that average is 13.1% higher than a year ago, which means prices increased by a larger percentage than anywhere else in the UK.
Lisburn and Castlereagh had the next largest increase at 11.4%, followed by Inverclyde at 11.1%, Fermanagh and Omagh at 11.0%, and Tewkesbury also by 11.0%.
