He revealed five common reasons why homes fail to sell quickly and some things you could do to actually speed up a sale.

One of the biggest hurdles in property sales lies in substandard listing photographs, which can make spaces appear dark and cramped.

The expert said: “One of the biggest reasons why some properties struggle to sell has nothing to do with the home itself, but instead the photos.”

Professional photography, whilst an additional expense, can dramatically improve a property’s appeal by showcasing available space and brightness effectively.

Unpleasant odours

The expert explained this could ruin the viewing before it even begins, stating: “Entering a room and immediately being met with a bad odour will put most people off. Ensure that your home smells good for viewings, as this will leave the potential buyer feeling positive.”

Homeowners are advised to seek honest feedback from neighbours about any odours they might have become accustomed to.

Simple solutions include using candles and plug-in air fresheners to create a welcoming atmosphere during viewings.

Setting an asking price too far above market value can immediately discourage potential buyers who feel the property is out of reach, the expert continued.

Sellers must decide whether to prioritise a quick sale, which typically comes with some discount, or to maintain a higher asking price with longer waiting times.

Insufficient marketing

Relying solely on estate agents may mean missing potential buyers in today’s digital age. Social media platforms, particularly Facebook’s local groups, can be effective channels for property advertising.

The experts explained, “niche features can be a big problem when it comes to selling your home”. While purple walls might appeal to some, for example, such distinctive characteristics often prove problematic when selling.

Simple modifications, such as repainting in neutral colours, can make a property more appealing to a broader market.

More substantial changes might include removing high-maintenance features like swimming pools that could deter cost-conscious buyers.

Joshua advised: “When selling your home you want two things – a good price and a quick selling process. Having no or low offers can slow down this process, which might be stopping you from moving into your future dream home.”
