Earlier this week, property site Zoopla released the House Price Index January 2025, which showed that house prices in Bristol rose by 1.7 percent over the last year. During the same period, house prices across the UK rose by two percent.

The latest data showed that the average house price in Bristol is £341,800, which takes into account all types of properties. It means that the salary needed to buy a house at this price is £64,560, taking into account a 15 percent deposit payment.

We also took a look at 25 areas within Bristol to find out the average house price and the salary needed to purchase a home in that area, which you can find here. But what do the figures say about the areas typically known as the most desirable to live in across the city?

Using data from Rightmove, we have looked at these areas to dig a little deeper into the statistics behind the rising house prices. One of the most notable areas of Bristol is Clifton, and a semi-detached property in this area was sold for an eye-watering £1,177,188 on average.

To buy a property at that price, you’d need a salary of £222,358. The overall average price of a property in Clifton is less than half of that price, however, reaching £546,510. This is around nine percent down on the 2022 peak.

Similarly, Westbury-on-Trym has an average house price of £518,845, which marks a four percent increase on the previous year. A flat in Westbury-on-Trym costs an average of £251,794, whilst semi-detached houses were sold for an average of £649,728.

Like in other areas of the city, in Westbury-on-Trym, house prices are seven percent down when compared to 2022.

We also found that Bishopston has an average house price of £545,576, which we found means you’d need a six-figure salary to purchase a home.

The most common type of property sold during the last year were terraced properties which sold for an average of £585,861. But semi-detached properties would fetch an £826,903 average price, which would mean a salary of £156,193 would be required for a mortgage. House prices as a whole in Bishopston rose by two percent when compared to 2023.

In Bedminster, the average house price is £392,565 and, like Bishopston, the majority of properties sold in 2024 were terraced properties, which sold for an average of £437,384. It was named as one of the most popular places to live in Bristol, but compared to a year ago, the average house price has dropped by around £25,000.

Flats in Bedminster sold for an average of £247,957, whilst semi-detached properties went for an average of £482,114. Back in north Bristol, Redland has long featured in lists of the best areas to live in Bristol, and the average house price of £622,492 reflects this.

Semi-detached properties, on average, sold for a seven-figure sum in 2024, fetching £1,044,637. In Redland, sold properties fetched four percent more than in 2023, but was still down on the 2022 peak (where the average house sold for £644,518). Terraced properties in Redland sold for an average of £834,630.

Despite being named as one of the coolest neighbourhoods in the world, Stokes Croft has seen house prices fall drastically in the last year. On average, house prices fell 17 percent on the previous year, meaning the area has an average house price of £289,201.

Most of the properties sold were flats, which sold for £266,360 on average, whilst the overall average was propped up by the sales of detached properties, reaching £789,000 on average.

One area with a bigger price rise than most was Henleaze, which saw a six percent increase in house prices. To buy a property in Henleaze, it costs an average of £585,906.

Semi-detached properties made up most of the properties sold, making £677,234 on average. Terraced houses would go for £494,193 whilst detached properties fetched £803,889 on average during this time frame.
