The health-tech features powered by the solar-battery combo include colour-tunable lighting that mimics occupants’ circadian rhythms; low-voltage light fixtures that reduce electrocution risks; a carbon dioxide sensor, an air filter and an ERV. Energy and resource savings are also delivered by a smart thermostat and multi-flow HVAC fan coils; a smartphone-connected and extra-insulated electric hot water tank; a heat-pump dryer that uses ambient air to dry clothing; a wastewater heat recovery pipe; and a GreenGuard Gold Certified acrylic sealant said to reduce the unit’s air leakage by 50 percent while keeping moisture, sound pollution and odour infiltration at bay. “This suite makes it feel like you’re living a sustainable and luxurious lifestyle without having to buy a crazy-expensive house to do it,” says Armster, adding that suites in all three of Tridel’s condo buildings in The Well incorporate heat-pump dryers and ERVs. The buildings, meanwhile, use a deep-lake water cooling system to remove 2,800 kilowatts of peak-load energy from the grid, and are all targeting LEED Gold certification.
