Works have started on a major industrial and office scheme on the outskirts of Bristol. Property firm McLaren Construction Midlands and North will deliver the £21.6m project on behalf of BGO Wire PropCo and Equation Properties.

The 13-acre plot is part of Matrix 49 – a 65-acre industrial and logistics development in Avonmouth next to the M49 motorway.

Planned works include a 219,660 sq ft warehouse, an 11,365 sq ft office, a control tower and a gatehouse. McLaren Construction will also carry out external works including hard standings; car, HGV and motorcycle parking with over 200 spaces; road landscaping; loading docks; level access; and drainage.

Archaeological investigation and clearance works have also been carried out on the plot. Works are expected to take 42 weeks and once complete, Plot 3 is on target to achieve a BREEAM Excellent rating, McLaren Construction said.

The firm said it had also been “working closely” with the ecological site team to ensure the protection of the water vole population which have been located in the Redwick Common and Cranmoor Rhines.
